Anthony Pritzker, the billionaire heir to the Hyatt Hotels empire, has listed his expansive Los Angeles estate for $195 million. The mansion, which spans 50,000 square feet, was completed in 2012 by the late architect Ed Tuttle and sits on a 6-acre promontory offering unparalleled views of Los Angeles from downtown to the Pacific Ocean. The development of this mansion was a multi-year project, requiring the acquisition of multiple parcels of land from 2001 to 2005, with the final purchase totaling $14.7 million. Pritzker’s commitment to architectural excellence is evident in every corner, using imported Italian limestone and custom oak finishes. This mansion known as “The Angelo Estate” is the third-largest estate in Los Angeles, after The One and The Manor.

The Transaction History and Development

The story of the estate began in the early 2000s when Tony and Jeanne Pritzker, through various LLCs, acquired several parcels of land adjacent to their existing residence, a circa-1938 house in Beverly Hills. The first acquisition was for $9.5 million in 2001, followed by additional parcels, including a significant batch purchased in 2005 for $14.7 million​. With the land secured, the Pritzkers collaborated with Tuttle, known for his elegant and timeless designs, to create a mansion that would be both a personal residence and an architectural masterpiece.


Construction was managed by McCoy Construction, known for its meticulous attention to detail. The team spared no expense, using imported Italian limestone for the exterior and rift-cut vertical grain white oak for the interiors. Pritzker himself commented on the estate’s development, saying, “This project was a labor of love. We wanted to build something that combined luxury with sustainability.” The house incorporates geothermal technology and solar panels, reflecting Pritzker’s commitment to eco-friendly solutions in luxury living​.

A Legal and Personal Turning Point

In 2022, the Pritzkers separated after over 30 years of marriage, prompting a revaluation of their assets, including the estate. Following the separation, Jeanne moved out in April 2024 as part of a preliminary settlement. The divorce was finalized in May 2024, and Tony has since acquired a penthouse in Beverly West for $19.5 million. Listing the estate is part of a broader strategy for the Pritzkers to manage their extensive assets and navigate the complexities of high-value real estate ownership​.

Legal experts have highlighted that due to Los Angeles’ current building restrictions, replicating such an estate today would be nearly impossible, making this property a rare opportunity for the right buyer. Real estate consultant Shapiro noted, “This home couldn’t be built today. It’s not just a mansion; it’s an irreplaceable piece of Los Angeles architecture.” The regulatory environment adds a layer of complexity to the listing, as only pre-qualified clients are permitted to view the property​.

Spanning approximately 50,000 square feet, the mansion offers a comprehensive suite of amenities designed for both grand entertainment and intimate luxury. It comprises 16 bedrooms and 27 bathrooms, each fitted with the finest materials and finishes. The primary suite is a private oasis featuring dual bathrooms, fireplaces, a hairdressing area, and a balcony that offers panoramic views of the city and ocean.




The lower levels of the mansion are a testament to its entertainment capabilities. It features a soundproofed bowling alley, complete with custom cabinetry for bowling equipment, and a private theater with velvet curtains, stadium seating, and state-of-the-art audio-visual technology. A gourmet kitchen equipped with three Gaggenau ovens, stainless-steel sinks, and a dumbwaiter supports both family meals and large catered events​.

The Outdoor Paradise

The estate’s grounds are a lush, landscaped sanctuary that includes a 75-foot green marble infinity pool and a lighted tennis court with a viewing pavilion. A fully equipped outdoor kitchen is perfect for hosting gatherings, featuring barbecues, a large pizza oven, and a custom swimsuit spinner. Additionally, the property includes multiple lounge areas and paths that wind through its gardens and courtyards, designed to highlight the natural beauty of the California landscape.
